Job Summary

Arcstone Financial seeks an experienced Director of Credit to lead the prudent underwriting of Conventional, FHA/VA, and Non-QM loans in accordance with company and investor guidelines. This role is central to our culture of speed, accuracy, and accountability. We expect decisions to be made with urgency, balancing risk management with a solutions-oriented approach that supports borrowers, investors, and partners. The Director of Credit will manage underwriting standards, guidelines and matrix updates, negotiate exceptions with investors, and ensure consistent execution of our service-level standards.

Leadership & Strategic Initiatives

  • Scale underwriting functions to support 2–5x pipeline growth while maintaining efficiency, accuracy, and compliance.
  • Oversee guideline creation, updates, and matrices for all loan programs, including Non-QM, ensuring they remain competitive and compliant.
  • Manage investor relationships on underwriting matters, including exception requests, rebuttals, and escalations.
  • Provide timely updates to leadership, adhering to the 24-hour rule for task completion and the 2-hour rule for communication response.
  • Actively collaborate with the COO, CFO, Capital Markets, and Operations leadership to align credit policy with production and company strategy.
  • Maintain strict discipline in reporting, pipeline oversight, and data-driven decision-making.
  • Represent Arcstone Financial at occasional industry events, training sessions, and investor meetings, with light travel required.

Key Responsibilities

  • Conduct thorough analysis of loan files to ensure compliance with company, investor, and FHA/VA/Non-QM guidelines.
  • Evaluate full credit packages and collateral for residential mortgage loans to ensure investment-quality standards.
  • Lead, mentor, and train underwriters, fostering a culture of accountability, urgency, and high performance.
  • Manage underwriting matrices and product-specific overlays, ensuring updates are communicated across sales, operations, and compliance.
  • Exercise lending authority within delegated limits and recommend disposition of loans exceeding authority.
  • Request, track, and negotiate underwriting exceptions with Non-QM investors, ensuring consistency with company risk appetite.
  • Respond to investor rebuttals and maintain strong working relationships with all investor partners.
  • Maintain productivity and comply with strict service standards, including 48-hour underwriting and 24-hour condition turnarounds.
  • Communicate underwriting decisions clearly and with urgency to processors, loan officers, and external partners.
  • Maintain underwriting logs, prepare monthly performance reports, and respond quickly to audits and post-closing reviews.
  • Partner with Operations leadership to align underwriting standards with production and company growth goals.
  • Perform additional duties as assigned by the Director of Credit or Operations leadership.

Experience | Education

  • Bachelor’s degree in Business, Finance, or related field (or equivalent experience).
  • Minimum of 5 years of mortgage underwriting experience, with at least 2 years managing underwriters. 
  • Proven experience in Non-QM underwriting, including guideline management, exceptions, and investor communications. 
  • Familiarity with private investor and private mortgage insurance guidelines. Expertise with loan origination systems, investor requirements, and compliance standards.
